As stated on the first page of this website, Dorothy’s Place is a private arrangement available only to friends, family and other nice people. I believe in the honor system and trust that folks will hold up their end of the bargain as long as I hold up mine. To date, it has never been a problem.

In order to reserve my apartment, you need to first contact me by email. After all questions and concerns have been satisfactorily addressed, I will email you a rental agreement and propose that you send it back to me either by email or regular post.

Here are the terms and conditions specified in all contracts:

• Rental Period:
  Please plan to check-in anytime after 12 noon and to check-out by 12 noon.
  

• Rent:
  Due in full on or before the date tenancy begins. Only cash, credit card (via PayPal) or direct deposit / bank transfer can be accepted.
  
  

• Security Deposit:
  A tedious precaution. Generally I ask 400 € (cash or credit card) for a month’s stay; less, if you’re only planning to rent for a week or so. The amount is negotiable, especially with trusted return-guests. Assuming the apartment is left in basically the same condition in which it was found, and all keys returned, your entire deposit is refunded upon departure.
  
  

• Reservation Deposit:
  To secure a reservation, a 100 € fee shall be submitted at least one month in advance of first day of rental period. This amount can later become part of the security deposit. Normally, this deposit is non-refundable if reservation is cancelled within two weeks before scheduled arrival date.

• Phone Usage:
  The existing telephone line in the apartment is a privilege and is intended for local outgoing or incoming calls only! For long distance calls, you are kindly requested to use a prepaid international telephone card (widely available throughout Berlin), or your own personal telephone device.
  
  

• Liability:
  In the unfortunate case of accident, loss, robbery or other, it is understood that I, Keith Stone, will not be held responsible or liable. If in doubt, please take out to a multi-risk insurance policy. To further protect yourself, please also consider a standard travel insurance policy so that you can get your money back in case of unexpected cancellation. 
  
  

• Cleaning:
  The apartment will be clean and fresh when you arrive. I request that it be left reasonably tidy when you depart.
  Smoking is tolerated but not preferred.
  One dog is okay, but let’s talk about it first.
  
  

• Cancellation Policy:
  If reservation for the apartment is cancelled between four and two weeks prior to the scheduled arrival date, 50% of deposit shall be forfeited. 
  If reservation for the apartment is cancelled within the two-week period immediately prior to the scheduled arrival date, the entire reservation deposit (100 € ) shall be forfeited.  
  
  If, due to emergency, or unanticipated interruption, tenancy needs to be cut short, it is understood that no refund will be possible.
  
  It is further understood that the responsible tenant is liable for any damages caused to the apartment during the rental period and discovered during checkout. Such damages include, but are not limited to: towels and linen, furniture, electronic equipment, apartment structure, etc. All tenants are kindly requested to notify me forthrightly in the event of any accidents (e.g. broken dishes) or equipment failure. For most normal wear & tear, I do/will not expect to be reimbursed anything.
